Initial Preservation and Maintenance

We use our vendor network to secure reputable, reliable contractors who bill according to HUD guidelines for routine property preservation. Larger repairs require multiple bids from our network—we obtain bids, present them, and get approval.

If prior vendors were used, we’ll supervise re-keys as needed. For trash and debris removal outside emergency/life-safety categories, we submit bids for approval. We work directly with Rural Development/USDA properties following their vendor approval procedures.

For emergency repairs and life-safety issues, we coordinate immediate work to protect the property:

  • Securing/re-securing properties
  • Tarping or covering leaking roofs
  • Correcting conditions presenting immediate danger or potential significant damage

Ongoing/Monthly Preservation & Maintenance

We secure competitive pricing from licensed, bonded, and insured vendors, meeting deadlines at a 98% rate. Work beyond standard limits requires client review and approval, including competitive bidding when necessary.

Once properties clear redemption/ratification/confirmation/possession periods, we place utilities in Audubon Realty’s name and initiate service (except where utilities pose property hazards or in mid-transfer situations). Periodic preservation activities like winterization follow HUD guidelines.

Licensed Inspections

Our current network includes vetted inspectors for property sign-offs and major tasks. We maintain relationships with seasoned, highly-rated professionals while carefully researching newer inspectors.
